Building management in Western Sydney
We manage buildings across Western Sydney, including a 150-apartment multi-building scheme at Seven Hills and a 175-apartment site at Lidcombe that combines residential buildings, a rooftop garden with city views and commercial strata housing restaurants and offices. We manage these buildings now — this isn't a service area we're hoping to expand into.
Buildings we manage in Western Sydney
Western Sydney's newer stock has a distinct shape: multiple buildings under a single scheme, rooftop common areas rather than ground-level gardens, bookable resident facilities, and ground-floor commercial in the larger developments. Schemes here tend to be younger than the eastern suburbs equivalents and larger than the North Shore ones, which puts the management emphasis on coordination and systems rather than on heritage and remediation.
What Western Sydney buildings need
Managing for heat
Western Sydney summers run well above the coastal suburbs, and buildings here feel it. Air conditioning plant runs harder and fails sooner, irrigation demand climbs, rooftop amenity becomes unusable in the worst weeks, and landscaping that was specified for a milder site struggles. Planning for that — in the maintenance schedule and in the capital works forecast — is the difference between a building that copes and one that spends every February in crisis.
Multi-building coordination
Where a scheme covers several buildings, the shared services, access systems, waste and contractor movements all need coordinating as one operation rather than three. It’s a common place for cost to leak, because the same job gets done three times by three contractors nobody is supervising.
Rooftop common areas
Rooftops carry obligations that ground-level gardens don’t — anchor points and fall protection, waterproofing membranes with a finite life, drainage that has to work in heavy rain, and booking systems for shared BBQ and entertaining spaces. They’re also where resident disputes concentrate.
Mixed residential and commercial
Restaurants and offices in the podium bring grease traps, extended hours, waste volume, parking pressure and a different set of expectations. Sharing services fairly between residential and commercial lots needs managing deliberately.
Our services in Western Sydney
We're already here
Our Western Sydney sites include multi-building schemes with rooftop common areas, bookable facilities and commercial strata operating alongside residential. That's the same mix most newer schemes here are dealing with, and it means we're not learning your building's problems from first principles.
We don't name client buildings publicly. We're happy to discuss specific sites, and to arrange a reference, with the owners corporation's agreement.
