CBD stock is vertical, dense and rarely single-use. Residential towers above retail podiums. Mixed schemes where commercial tenancies, short-stay apartments and permanent residents share one set of services. Heritage conversions around The Rocks and Surry Hills with infrastructure that predates the systems now running through it. Each combination changes what management actually involves — a 40-storey tower with three lift banks and a shared loading dock has almost nothing in common with a garden-style scheme, and shouldn't be managed as though it does.

In a CBD tower, a lift outage isn't an inconvenience, it's a building-wide failure. Lifts, fire systems, pumps, HVAC and back-up power need planned maintenance against the asset register and contractors who respond in hours, not days.

  • Loading dock and access management

  • Deliveries, removalists, trades and waste all compete for one dock. Without a booking system and someone enforcing it, you get blocked access, damaged common property and disputes that land on the committee.

  • Round-the-clock occupancy

  • CBD buildings never fully empty. Noise complaints, after-hours access, short-stay letting turnover and security incidents happen at 2am as readily as 2pm, so the escalation path has to be real rather than a voicemail box.

  • City of Sydney compliance

  • Annual fire safety statements, essential services maintenance, waste management plans and the requirements specific to high-density buildings in the LGA — tracked to their due dates, with the documentation ready before it's asked for.
