Building management on the Northern Beaches

We manage residential and mixed-use buildings from Manly through to Palm Beach — Freshwater, Dee Why, Collaroy, Narrabeen, Mona Vale, Newport and Avalon. Coastal buildings age differently to the rest of Sydney, and they need managing differently. A scheme two streets back from the beach faces maintenance problems an identical building in Chatswood never will.

Buildings we manage on the Northern Beaches

The stock here is mostly low and mid-rise — 1960s and 70s walk-ups along the beachfront strips, the denser newer developments around Dee Why and Brookvale that came with the town centre changes, and the smaller boutique schemes further north. Many have pools, most have significant outdoor common property, and almost all of them are within reach of salt air. That combination makes building fabric and grounds maintenance a far larger share of the job here than it is elsewhere.

What Northern Beaches buildings need

  • Salt corrosion and concrete condition

    This is the defining issue of coastal strata. Salt attacks reinforcement in concrete, steel balustrades, window frames, fixings and plant housings, and the damage is well advanced by the time it's visible as spalling. Buildings here need scheduled fabric inspections and a capital works forecast that assumes remediation, not one that hopes to avoid it.

  • Pool and spa compliance

    Most schemes here have a pool, and every one carries obligations: registration, fencing certification, and the inspection regime that goes with them. It's a common gap in schemes that have changed managers, and a serious one.

  • Grounds, drainage and stormwater

    Large outdoor common property, salt-tolerant planting that still needs managing, and drainage that has to cope with heavy coastal rain. Schemes close to the beach at Collaroy and Narrabeen carry additional exposure that needs to be understood rather than discovered.

  • Council and bushfire zones

    Fire safety statements, waste management and council requirements — plus, for schemes in the bushfire-prone pockets inland at Oxford Falls, Ingleside and Terrey Hills, asset protection zones and vegetation management obligations that don't apply on the coast.
