Capital works planning that faces the actual number
Older buildings with original hydraulics, wiring and roofing eventually need replacement, not repair. Where a scheme has under-levied for years, the forecast becomes a political document rather than a plan. Our job is to give the committee the real condition of the building early enough that the decision is theirs to make.
Heritage constraints
In Waverley and Woollahra's conservation areas, a great deal of what a building might want to do to its facade, windows, roof or common areas needs approval, and some of it won't get it. Knowing that before scoping the work saves money, and saves a scheme from committing to something it can't deliver.
Coastal exposure on a tight site
The Bondi to Coogee strip gets the same salt attack as anywhere on the coast, but on denser buildings with far less room to work — no lay-down area, restricted scaffolding, neighbours close enough that every remediation becomes a negotiation.
Access, parking and works logistics
Narrow streets, no loading zones, resident parking schemes and genuinely difficult traffic. Trades that don't know the area lose hours to it, and the scheme pays for those hours.
